CITY OF GRANT

WASHINGTON COUNTY, MINNESOTA

A RESOLUTION APPROVING A MINOR SUBDIVISION FOR BEN H. FLORES AND KATHY J. FLORES

IT IS HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF GRANT, WASHINGTON COUNTY, MINNESOTA, AS
FOLLOWS

WHEREAS, Ben H. Flores and Kathy J. Flores, husband and wife, have applied to the City for a minor subdivision of their property
located at 10555 Lansing Avenue North in the City of Grant, Washington County, Minnesota, said property legally described as
follows:

             All that part of the Southwest Quarter of the Northwest Quarter of Section 12, Township 30, Range 21, Grant
             Township, Washington County, Minnesota, lying east of the centerline of Lansing Road, excepting therefrom the
             North 66 feet thereof and excepting therefrom all that part of the Southwest Quarter of the Northwest Quarter of
             Section 12, Township 30, Range 21, described as follows, to-wit:

                  Beginning at a point on the South line thereof where the centerline of an existing road known as Wolf Road
                  (now known as Lansing Avenue North) intersects said South line, and running North a distance of 12 feet;
                  thence East to a point on the East line thereof 67 feet North of the Southeast corner thereof; thence South
                  along said East line thereof a distance of 67 feet to the Southeast corner thereof; thence West along the
                  South line thereof to the point of beginning, Washington County, Minnesota.

and

WHEREAS, Mr. and Mrs. Flores appeared at a Planning Commission meeting on July 27, 1998.  The Planning Commission
recommended approval of the minor subdivision subject to certain conditions; and

WHEREAS, the Applicants appeared at a City Council meeting on August 4, 1998, and upon motion duly made and passed, the minor
subdivision was approved conditioned on the following:

                  1.         Each lot must meet the Zoning Code as it relates to the size of accessory buildings.

                  2.         Percolation tests must be submitted to the City Engineer for review and approval.

                  3.         The applicant must submit a topographical survey in accordance with the City's subdivision code.

                  4.         The applicant must submit a site plan to include the proposed building site on the new parcel.

                  5.         The applicant's survey must delineate all wetlands, streams and lakes.

                  6.         Mr. and Mrs. Flores shall submit maps and/or surveys showing the high water level on each of the
                  lots.  They shall also designate the lowest floor elevation for each lot.

                  7.         Mr. and Mrs. Flores shall dedicate to the City by Quit Claim Deed or other appropriate instrument a
                  perpetual thirty-three (33) foot road and utility right-of-way for all property existing within thirty-three (33)
                  feet of the centerline of Lansing Avenue North.

                  8.         Utility and drainage easements shall be dedicated to the City along each property boundary line
                  pursuant to City Ordinances.  This shall be done through Quit Claim Deed or other appropriate instrument.

NOW, THEREFORE, be it resolved by the City of Grant that the minor subdivision request of Ben and Kathy Flores is hereby
approved subject to the conditions listed herein.

WHEREUPON, a vote being taken upon the motion, said motion was passed by a majority of the City Council members.

WHEREUPON, said motion was declared duly passed on the 4th day of August, 1998.
