RESOLUTION 1998- 08
 
CITY OF GRANT
WASHINGTON COUNTY, MINNESOTA
 
WHEREAS, Barbara A. Lockway is the owner of a parcel of land located at 11325 79th Street North in the City of Grant, Washington
County, Minnesota, legally described as:
 
             Lot 8, Block 2, Stillwater Ranches, City of Grant, Washington County, Minnesota;
 
and,
 
WHEREAS, Ms. Lockway has applied to the City for a variance to build a detached garage closer to the front lot line than the principal
building; and,
 
WHEREAS, following a public hearing, the Planning Commission has recommended approval of the variance; and,
 
WHEREAS, the City Council finds that a variance is appropriate because there is a hardship on the property.  Specifically, the property
is laid out so that there is no other feasible place on the lot to build the accessory structure.  A proposed alternative site for the
structure is heavily wooded and is occupied by a large swale/drainway.  Additionally, this site is approximately one hundred fifty (150)
feet away from the house, thus being very impractical to use.  It would also require approximately one hundred (100) loads of fill to be
brought on site in order to bring the grade to a suitable level.  The alternate site also would require access to a second street (and
thereby a second driveway).
Additionally, the proposed location offers good screening once some young trees mature a little further.
 
NOW, THEREFORE, be it resolved by the City Council of the City of Grant as follows:
 
1  The Applicant is granted a variance so as to allow her to construct an accessory building closer to the front lot line than the
principal building.  Said variance is granted subject to the following conditions:
 
                    a.       The new structure shall be built in a similar color to the home.
