                                         CITY OF GRANT
                                 WASIIINGTON COUNTY, MINNESOTA
 
 
      WHEREAS, Kelvin and Gina Vartti are the owners of a parcel of land located at 11893 Imperial Avenue North, Grant,
Minnesota; and,
 
      WHEREAS, the Varttis have applied to the City for a variance to build a nine hundred sixty-eight (968) square feet detached
garage at a location closer to the front property line than the existing residence; and,
 
      WHEREAS, following a public hearing on the application, the Grant Planning Commission has recommended approval of the
variance; and,
 
      WHEREAS, the City Council of the City of Grant finds that a variance is appropriate because there is a hardship on the subject
property due to the limited buildable area on the lot where an accessory building could be located. Other locations on the Varttis' land
for this accessory structure would require a large amount of tree removal and significant grading. The grading limits would also be
very close to the shoreland setback line. While the garage could, in theory, be constructed at another location, the impacts to the
property and an existing pond would be significant. Accordingly, there does appear to be a physical hardship associated with this
proposal. There does not appear to be any other reasonable location on the property where the garage could be constructed within the
requirements of the Code.
 
      NOW, THEREFORE, be it resolved by the City Council of the City of Grant as follows:
 
      1.   The Applicants are hereby granted a variance so as to allow them to construct an accessory building closer to the front lot
line than the principal building. Said variance is granted subject to the following conditions:
 
            a. The new garage shall be built in such a fashion and in such a style as compliments the house. Specifically, it shall
                    be built of similar exterior materials and colors.
 
      Adopted by the City Council of the City of Grant this 6th day of June, 2000.
